National Real Estate is made up of a team of Property Managers, Leasing Agents, Maintenance Technicians, Inspectors, and Accountants that work as a team to effectively manage your rental property. Because of the years of experience among our team, we have created a very reliable and efficient process to effectively manage your property at some of the most reasonable rates in southern Nevada. You can also be assured that we keep well informed of the most recent market conditions, management processes, and legalities of property management to avoid the pitfalls and mistakes many uninformed landlords make.

Below you will find a summary of our management services:

Advertising and Marketing

  • All advertising and marketing is included in our management fee.
  • We advertise heavily on the internet at multiple web sites so that anyone looking for a rental will have a very good chance at finding our add.
  • We place a For Rent sign in front of your property when permissible.
  • Our leasing agents take calls during the day, in the evenings, and weekends
  • All showings are done in person at the property with our leasing agent.

 

Tenant Screening

  • All potential tenants fill out an application with employment information, past rental history, contact information for nearest relatives and authorize us to perform a credit and criminal background check.
  • We can tailor the tenant requirements to match the type of property you have for rent, i.e. a nicer home in a nicer area may require a higher credit score.
  • We specifically screen very carefully for past evictions, drug convictions, and sexual assault history.

 

 Collecting Rent

  •  Because we carefully screen every tenant, almost all tenants pay their rent on time and in full.
  • When rent is late we promptly send out a 5-day Notice to Pay or Quit to encourage the tenant to quickly correct the problem and assess a late fee.
  • When a tenant fails to pay rent we handle the whole eviction process for you.

 

Dispersing Funds

  • Once the tenant funds have cleared the bank, we send you the rent in the form of a check or an ACH transfer directly to your bank account on or around the 10th of the month. The amount you receive is the rent amount less management fees and sometimes maintenance expenses, if there are any.

 

Property Inspections

  • We understand that your property sometimes represents your largest and most important asset and we do everything to try and protect your investment. We perform a very thorough initial inspection when you sign up for our management services and promptly report back to you any items that may need attention.
  • Every time a renter moves into your property we do a Move-in Walk Through with the tenant and document the condition of the property. When the renter moves out we also perform a Move-out Inspection and provide a detailed list to the tenant of any items that may need to be fixed hand have the tenant pay for those items with their deposit. If there are funds remaining after maintenance and repairs, we promptly refund them to the tenant.  

 

Maintenance & Repairs

  •  We have in-house maintenance staff to promptly provide attention to your rental when needed. This also allows us to keep your costs at very reasonable rates and give you and the tenant a high level of customer service.
  • When there are maintenance items that are beyond the scope of our handymen, we used preferred vendors that are licensed, bonded, and have a proven track record of quality work and integrity in billing for their services. Since we provide these vendors a lot of work they are very careful to make sure that you stay satisfied with their work.

 

Preventative Maintenance

  • Most rental properties provide heating and air conditioning systems that require the filter to be changed on a regular basis. Therefore, our handymen will visit your property to perform this service on a regular basis, usually 3 or 4 times a year, depending upon what you choose. There is a one hour charge for this service but since most of the filters can be changed in much less than one hour, our handyman will also perform other preventative maintenance items while on site to fill the entire hour. This can help to drastically reduce repair costs and extend the life and efficiency of HVAC systems, appliances, and fixtures.
  • Our maintenance personnel are also trained take note of the condition of the property while on site and report back with their findings. This service also serves as additional inspections throughout the year.

 

Accounting and Bookkeeping

  • We maintain an accurate and robust accounting system and your account is available to you 24 hours a day through our online portal.
  • We keep track of all transactions throughout the year and provide you with a 1099 statement shortly after the end of a calendar year.
  • Statements are always available to you online through the owner portal
